    New Navy Lease Opportunity for Kitsap Properties

    A significant new federal leasing opportunity tied to the Shipyard Infrastructure Optimization Program (SIOP) is now open — and it has direct implications for Kitsap County property owners, developers, and contractors.

    The Department of the Navy (DoN), on behalf of Naval Facilities Engineering Systems Command (NAVFAC) Northwest, has issued a Solicitation for Offers (SFO N4425526RP00018) to lease warehouse space near Puget Sound Naval Shipyard (PSNS) in Bremerton. This opportunity supports long-term shipyard operations and modernization efforts under SIOP, one of the Navy’s largest multi-year infrastructure initiatives. Offers due: March 20, 2026 at 12:00 PM

    What the Navy Is Looking For

    Under this solicitation, the Navy seeks to award one or more long-term leases for warehouse facilities with the following key requirements:

    Warehouse size: Minimum 10,000 square feet up to 140,000 square feet

    Ancillary space: Climate-controlled space to support 10–25 government personnel, which may be: Inside the warehouse, or In adjacent or  separate interior/exterior structures

    Location:

    Within a 40-mile driving range of Puget Sound Naval Shipyard (PSNS), Bremerton (Farragut Gate)

    Timing:

    The Navy is seeking to occupy space as soon as possible

    Long-Term Stability for Property Owners

    This solicitation offers an attractive structure for commercial property owners:

    • Initial lease term: 5 years
    • Renewal options: Five (5) one-year options
    • Potential total term: Up to 10 years

    For Kitsap-area property owners, this represents an opportunity to secure a stable federal tenant tied to long-term naval operations rather than a short-term or speculative lease.

    The Navy anticipates:

    Lease award by: June 30, 2026  Lease execution by: July 31, 2026
